Once you receive a letter indicating that your lender will begin foreclosure
proceedings against you, it's vital that you hire a competent foreclosure
attorney right away. If you are served the Summons and Complaint personally,
then you have just 20 days to respond to the Summons and Complaint. On
the other hand, if you are served the Summons and Complaint by some other
means than in person, then you have 30 days to respond. Keep in mind that
calling the attorney who served you the foreclosure papers is not considered
a valid response.
You must file your Formal Answer where you respond to each allegation in
the complaint against you. If you have defenses, you must use this opportunity

the property is worth less than what you owe.
